    Overview
    The topic of Chapter 11 is an introduction to real estate principles. This chapter covers four important concepts for the real estate student. First, the real estate licensing in California is discussed, along with the real estate market. Second, the historical influence of real property is examined. Third, the difference between real property and personal property is spelled out clearly. And last, the chapter concludes by analyzing various methods of land description. These concepts are important because they may be on the real estate exam for licensees.
    Key Concept from Chapter 11
    I learned that real estate can be a profitable professional (p. 4). One of the reasons it can be profitable is because the compensation to agents is based on the sales price of the house. In California, real estate values are typically high, which translates into a high commission. The commission is always paid to the broker, but the real estate salesperson receives a portion. Many real estate agents are using social media to promote their services.
    Key Concept from Chapter 12
    The second thing I learned is that property owners have a “bundle of rights” (p. 5). It means they have control of certain things because they own the real estate. Generally, people view it as a bundle of sticks, with each one of them being a “right” the owner has. Their types of rights vary based on their level of ownership. For example, homeowners have the right to possess (live in) their houses – unless they rent out the house to tenants. In that case, the tenant now has the right to possess the house.
    Key Concept from Chapter 11 or 12
    The third concept I learned is the definition of real property (p. 6). There are four things that define real property: land, affixed to the land, appurtenant to the land, or immovable. These items “tests” are what separates real property from personal property. For example, a refrigerator can be moved out of the house, so it is considered personal property. However, a fence is permanently dug into the ground so it becomes part of the real property, along with the land and the house.
    Summary
    This was an interesting chapter and I learned a lot about real estate. Real estate has a long and colorful history in California. There are several types of land description methods, which will probably be on the state real estate exam. I know I will have to study some of the concepts further, such as the MARIA acronym of determining personal versus real property. In addition to the knowledge of concepts, real estate involves math calculations.

  • “Navigating the Storm: A Reflection on the Impact of University Strikes”

    This paper is regarding a strike that happened, at my university York University. This is my second strike, as the first strike was back in 2018 and it really turned my world upside down as I had never been through a strike and did not know how to handle it. I ended up dropping my courses and had to basically start all over again the following semester. So when this strike happen on my final year I was stressed but then was brought to a calmer state after the professor reassured me that I had nothing to worry about.     There are three general parts to a proper Introduction section:
    1. Establishing the importance of your study
    2. Writing the literature review
    1. Establishing the importance of your study involves defining your concepts (variables). 
    First, introduce and define your variables.  
    Second, present at least two sources that make your definitions of variables reliable and valid. 
    Third, explain why these variables/concepts are important to study using three methods: prevalence, relevance, and precedence.  
    Prevalence: using statistics about your variables that are gathered from appropriate databases 
    Relevance: how are your variables of study relevant to SFCC, Spokane, America, the world? How are these variables present in the real world? Will problems be solved by this research? What is intended, objective application? Is this different in different cultures?
    Precedence: present other researchers on your topic.  Present how long the concept/variable has been of interest to the Social Sciences.  Document past research to present research.  Not only current but all types of research.  Do not be afraid to include both sides of the variables of research if there is a debate or contradictory research.
    2. Writing the Literature review:
    There are several reasons to write a literature review, and your literature review will include all parts.  
    These parts are: summarize the research conducted on your topic/variables (what are the researched findings about your topic/variables/hypothesis?), show how your research will build on previous research in the Social Sciences (did other researchers request research like yours?), address weaknesses and strengths in previous research on your topic/variables (look at other people’s research and question their validity and reliability in variables, method, statistics, etc.), and why it appears the hypothesis will be supported based on this exploratory research (is it a well explored hypothesis?).
    The study I am doing is on whether or not being bilingual incrases your reading comprehension. Feel free to refrence other papers or studies that have been done on this topic. You do not need to write the hypothesis. I have done everything else for this paper just dont have time to write the introduction. Feel free to reach out with questions.
