Using google to do a search, how many square feet of space does  building have?  Assume it cost $28 a square foot after taxes to manage and maintain NYC office space these days.  Using the income approach, how much is the 85 Broad property worth these days?  Explain your numbers and show all your calculations in Excel.
Clues:
-Find out what net operating income (NOI) per square foot is.  Rent-costs=NOI.  Then multiple NOI by number of square feet to get total NOI for the whole building.
